Meet Jacob

A local firm with a named appraiser

Red Oak Appraisals serves homeowners, buyers, sellers, executors, attorneys and fiduciaries across Greater St. Louis and surrounding Missouri counties. Jacob Coffman is the State Licensed Real Estate Appraiser responsible for the work. That means fewer handoffs, direct answers and access to the person who prepared the report. Missouri license number: 2025044628.

When a home is part of an estate, divorce, move or private sale, tell Red Oak Appraisals what decision the value needs to support. Jacob will ask which date the appraisal should reflect, identify useful records and explain the service. You stay in direct contact with him throughout the work.

Talk with Jacob

Begin with the address and your question

Share the address, the question you need answered and any deadline. Jacob will ask who needs the report, which date applies and whether property access is available, then explain which records may help.

Before you order, Red Oak Appraisals will confirm the proposed work, affordable fee and expected delivery window. Jacob provides the independent property value opinion; you and your advisors make the estate, settlement, purchase or sale decisions.

How the value opinion is developed

Each assignment begins with the property, value question, effective date and people who need the report. Jacob gathers property information, visits the home when the assignment calls for it, researches market activity, analyzes comparable sales and explains the conclusion.

The analysis considers meaningful differences between the home and comparable properties rather than relying on one price-per-square-foot figure or an automated estimate. When records conflict or are incomplete, Jacob explains how he addressed them. Each appraisal is developed and reported in accordance with USPAP, with the scope, assumptions and material limits identified.

Residential properties Red Oak Appraisals can review

Red Oak Appraisals accepts one-unit residential assignments involving single-family homes, condominiums, townhomes, manufactured homes, rural residential properties and new construction when the property and assignment fit Jacob’s license and capabilities. Each request is reviewed for location, available information and required work before acceptance.

Additional appraisal qualifications and capabilities

Jacob’s qualifications cover a range of residential properties and appraisal assignments. Share the property details, intended use and any program requirements so Red Oak Appraisals can confirm the right service before you order.

Start with a conversation

Call 636-201-5260 or email redoakval@gmail.com with the property address, reason for the appraisal and any deadline. Red Oak Appraisals is available Monday through Friday, 8:00 a.m. to 6:00 p.m. Jacob will review the request and discuss the fee and timing if he can accept the assignment.

What if I have a question after reading the report?

Ask Red Oak about the page, property fact, comparable sale or conclusion you want explained. Jacob Coffman, the firm's licensed appraiser, will review the question against the appraisal record and either clarify the reasoning or address a confirmed factual error. New information may require more research and does not automatically change the value. If you are not the client, Red Oak will first confirm what can be discussed with you. Use the report-reading guide to review the report section by section.
