Our Process: From Request to Report
1️⃣ Request and Confirm
Provide the property address, reason for the appraisal, requested effective date and any relevant deadline. We will confirm whether the assignment is within the service area and competency of the firm.
2️⃣ Scope and Schedule
The client, intended use, scope of work, fee and anticipated completion time are confirmed. A property observation is scheduled when required by the assignment.
3️⃣ Report Delivery
The completed appraisal report is delivered securely to the client. Standard assignments are commonly completed within 2–3 business days after the property observation, subject to complexity and data availability.

Jacob Coffman is the founder of Red Oak Appraisals and a Missouri Licensed Residential Real Estate Appraiser.
He provides independent residential appraisal services for homeowners, buyers, sellers, attorneys, estate representatives and other private clients throughout the established service area.
His appraisal work includes single-family residences, condominiums, townhomes, manufactured homes, two- to four-unit properties, rural acreage and residential land when the assignment is within his competency.
