What can a private appraisal help me decide?

A private appraisal can support an estate or probate matter, divorce, pre-listing or FSBO planning, a private purchase, a property-tax appeal, or another residential decision. The appraiser develops a value opinion for the specific property, date, and identified use. The report does not make the legal, tax, investment, or settlement decision for you.

What is an effective date?

The effective date is the date to which the value opinion applies. It may be the current inspection date, a date of death, an assessment date, or another date required by the matter. Because markets and property conditions change, choosing the correct date is essential. An attorney, tax professional, or other responsible advisor should identify the date required for a legal or tax matter.

What is a date-of-death appraisal?

It is a retrospective appraisal that develops an opinion of value as of the date a person died, even though the report is prepared later. The appraiser researches market evidence relevant to that historical date and considers available records of the property's condition at the time.

Who is an intended user?

An intended user is a person or organization identified when the assignment is established who is expected to rely on the report for its stated purpose. Can I use a lender's appraisal for my own purpose?

Do not assume a lender report can be reused. The lender is commonly the client, and the report is prepared for a lending decision. Estate, divorce, purchase, tax, or sale planning can require a separate appraisal prepared for the people and decision involved.

Does the appraiser inspect the property?

Many residential assignments include an inspection of the property, but the work needed depends on the appraisal question and available evidence. Red Oak Appraisals will explain the planned property observation, access needs, and records to prepare before engagement. An appraisal inspection is not a home inspection and does not provide the same systems or defect analysis.

How long does an appraisal take?

Timing depends on access, property complexity, location, the applicable date, research needs, record availability, and reporting requirements. A retrospective assignment can require additional historical research. Red Oak Appraisals provides a practical timing estimate after reviewing the request rather than promising the same turnaround for every property.

How much does a residential appraisal cost?

What should I include in my first message?

Include your name and contact information, the property address, the reason you need an appraisal, the date the value should apply if known, and any real deadline. You can also identify the people who need to rely on the report. Sensitive case records can be discussed after the initial request through the appropriate communication channel.

What happens after I request a quote?

Red Oak Appraisals reviews the property and appraisal question, asks focused follow-up questions, and decides whether the request falls within the appraiser's license, competency, service area, and availability. If it can be accepted, you receive a fee and timing quote and the engagement details needed before work starts.

How should I prepare my home for the appraisal visit?

Make the areas the appraiser needs to observe reasonably accessible, including the interior, exterior, mechanical areas, and relevant outbuildings. Have a concise list of additions, renovations, major repairs, and unfinished work with approximate dates. Surveys, floor plans, permits, or prior listings may help clarify facts. Normal cleaning is courteous, but staging does not guarantee a higher value. Tell Jacob about access concerns, pets, occupants, or safety issues before the appointment.

Is a divorce buyout amount the same as the appraised value?

No. The appraisal addresses the real property's value as of a stated date. A buyout or equity calculation may also include mortgage and lien balances, ownership shares, credits, transaction costs, or other items chosen by the parties, counsel, or a financial professional. The appraiser does not decide those legal and financial inputs or tell one spouse what to pay the other.

Will renovations increase value by the amount I spent?

Not automatically. Project cost and market contribution are different. Buyers may value an improvement differently based on its quality, condition, design, location, remaining life, and what competing homes offer. Give the appraiser factual completion dates, permits, receipts, and photographs when available. Those records explain the work, but they do not create a dollar-for-dollar adjustment or guarantee a particular conclusion.

Why is an appraised value different from my tax assessment?

The two figures may use different valuation dates, methods, property records, or administrative rules. An assessor values property within a tax system, while an appraisal addresses one property and a stated question. Check whether the notice shows market value, assessed value, taxable value, or another figure before comparing it with an appraisal. The local assessor or tax advisor can explain the jurisdiction's calculation.

How current should an appraisal be for a private sale or purchase?

An appraisal is an opinion as of its effective date. Its usefulness later depends on changes in the market, the property, transaction terms, and the needs of the person relying on it; there is no universal private-sale expiration period. Share the planned decision date and any work underway when requesting the appraisal. A buyer, lender, or other party may still require a separate valuation for its own purpose.

Can a historical appraisal be completed if the home has changed or cannot be inspected as it was?

A historical appraisal may still be possible when credible evidence can establish the property and market as of the earlier date. Dated photographs, listings, permits, repair records, insurance documents, and firsthand accounts may help. A present visit documents current conditions, not past ones. Jacob must review the available evidence before determining whether the historical question can be supported and what limitations apply.

Can a private appraisal remove mortgage insurance or satisfy a refinance lender?

The lender or loan servicer controls its mortgage-insurance, refinance, underwriting, and valuation requirements. A private appraisal ordered by a homeowner does not promise PMI removal, loan approval, or acceptance by a lender. Contact the lender or servicer first to ask what process and valuation product it requires. If it orders an appraisal, that is a separate lending assignment even when the property was recently appraised privately.

What should I do if I find a possible factual error in the report?

Identify the exact page and statement and provide a reliable record supporting the correction. The client can ask Jacob to review the issue against the appraisal record. A confirmed factual correction is different from a request to reach a target value, and a new fact does not automatically change the conclusion. Questions from someone not named to rely on the report may need client authorization.

Can I give the appraiser comparable sales I found?

Yes. Send the addresses and explain why you believe they are relevant, especially if you know facts that are not obvious from public or listing data. Jacob will verify the available information and decide which sales are sufficiently comparable for the analysis. A nearby sale is not automatically the best comparison, and providing a sale does not require the appraiser to use it or make a particular adjustment.
