Describe the layout before naming the space

An accessory living area may be within the main home, attached, above a garage or detached. “ADU,” “guest house,” “in-law suite,” “basement apartment” and “carriage house” are useful intake labels, but they do not create one universal appraisal classification.

The appraiser considers living, sleeping, cooking and bathroom facilities; entrances and interior connections; above- or below-grade location; utilities; privacy; and the relationship to the primary dwelling. Floor plans, measurements and photographs help keep unlike areas from being combined.

Zoning records inform the analysis

Local definitions, permits and occupancy rules vary. Provide agency records or written responses that are already available. The appraiser can report and analyze relevant facts, but does not issue a zoning ruling, legal-use determination, rental permission, code approval or lender eligibility decision.

An accessory area can add utility and may affect marketability or value, but there is no standard dollar premium, percentage adjustment or rent multiplier. Construction cost and possible rent do not automatically establish the contribution. Comparable sales, listings and rental evidence—when relevant to the agreed scope—support the property-specific analysis.

When you’re ready

What to include in your request

  • Address, purpose, intended report users, value date and deadline.
  • Location of the space: within, attached, above garage or detached.
  • Floor plan, measurements and current interior and exterior photos.
  • Kitchen, bathroom, entrance and interior-connection details.
  • Available building, zoning, occupancy and permit records.
  • Completion date, utility arrangement and relevant lease records, if any.

Share observed facts and mark unresolved questions. Red Oak will review the one-unit residence and accessory area together before confirming scope.

Confirm the research, fee and timing first

A standard, noncomplex private current-value appraisal starts at $400. A property with an accessory living area may need additional layout, zoning, rental or comparable research, so Red Oak provides a property-specific quote. See the fee guide and base assumptions.

For ordinary private work, the typical report window is 1–3 business days after the property visit. Conflicting records, unusual configurations or added analysis can extend the schedule. Red Oak confirms the expected window before acceptance.

ADU appraisal FAQs

Is every guest house an ADU?

No. The facilities, independence, location, layout, local rules and assignment requirements can all matter.

Will the accessory space be added to the main home’s living area?

Not automatically. Reporting can depend on grade, interior access and relationship to the primary dwelling. Separate reporting does not mean the space has no value.

Can the appraisal confirm the unit is legal to rent?

No. Planning, zoning, building or legal authorities address legal use and rental permission. The appraisal analyzes verified facts relevant to value.

Which private purposes can Red Oak review?

Requests may involve an estate, divorce or buyout, or a homeowner planning a sale. The property, evidence and purpose determine fit.
